Saratoga Springs, Eagle Mountain & Lehi Sellers: Here's What Actually Matters Right Now
If you're a seller in Saratoga Springs, Eagle Mountain, or Lehi who's holding off and "waiting for the market to turn," you've probably seen a lot of noise — rate forecasts, national headlines, predictions about when things will flip. A recent Homes.com analysis argues most of that noise matters far less than two much more local, much more practical signals: how your area's inventory is trending, and how often sellers nearby are cutting their asking price.
The idea is simple. When the number of homes for sale in your area is shrinking, you have less competition — buyers have fewer options, so you have more leverage. And when fewer sellers around you are cutting their price, that's a sign buyers aren't finding much room to negotiate, which usually means homes are closer to selling at their original asking price.
Homes.com's analysis looked at hundreds of markets nationally and found that when both signals point the right way — shrinking inventory and fewer price cuts — homes went on to sell closer to their original list price about 70% of the time over the following three months. When the two signals didn't line up, that dropped to 47%.
So where does that leave my three markets right now? I pulled the numbers for each:
Saratoga Springs: active listings climbed from 508 in August to 549 in September — rising, not shrinking. The share of closed sales with at least one price cut went from 50% in September to nearly 59% in October.
Eagle Mountain: inventory jumped from 440 to 512 over the same stretch, and price cuts on sold homes climbed from 59% to over 71%.
Lehi: active listings rose about 12%, from 320 to 358, while price cuts on closed sales went from 49% to nearly 59%.
In other words, both signals are currently moving in the direction that favors buyers, not sellers, across all three of my markets. That doesn't mean it's a bad time to sell — prices are still holding up reasonably well, and Eagle Mountain's median sale price is still up year-over-year. But it does mean the data right now doesn't support waiting it out hoping conditions tilt back your way — competition for buyers' attention is only getting more real, not less.
Of course, the decision to sell is never just about the numbers. Your equity, your next move, your financing, and your own timeline matter just as much. If you'd like to talk through where your specific situation stands, I'm always happy to grab coffee or hop on a call — no pressure, just information.
